Why This Is More Regulated Than It Feels Like It Should Be

It's your own land, so it can feel like this should be entirely your call — but most municipalities regulate temporary occupancy, RV placement, and camping duration through zoning bylaws, building codes, and sometimes health regulations tied to sanitation. That's not arbitrary: unpermitted long-term occupancy without proper waste and water handling is exactly the situation these rules exist to prevent.

Short-Term Camping While You're On-Site Is Usually Fine

Camping in a tent, RV, or trailer for short, occasional stretches while visiting your own property is broadly permitted almost everywhere, since it's treated as recreational use rather than residence. The rules tighten considerably once occupancy becomes ongoing or full-time.

Living On-Site Full-Time In An RV Is Where Rules Tighten

Many municipalities cap how many consecutive days or months per year an RV can be occupied on a lot without triggering the requirements that apply to an actual dwelling. Some zoning bylaws prohibit an RV as a primary residence outright; others explicitly allow it for a defined construction period — often tied to an active building permit for the real house. This varies enormously by municipality, so it needs to be checked directly rather than assumed from what a neighbouring property seems to be doing.

Tiny Homes: Two Very Different Categories

A tiny home on wheels is often treated like an RV or trailer for zoning purposes, subject to the same occupancy-duration rules described above. A tiny home on a permanent foundation, on the other hand, is generally treated like any other dwelling and needs to go through the standard zoning and building permit process — its small size doesn't exempt it from the usual approvals. It's worth confirming which category a specific municipality will apply before assuming a tiny home is a shortcut around permitting.

Water And Waste Still Need An Approved Solution

Even temporary occupancy usually still needs to address sanitation. Many municipalities require a connection to an approved septic system, a holding tank that's pumped out regularly, or another approved method before allowing extended stays — informal grey and black water disposal is one of the most common sources of neighbour complaints and bylaw enforcement.

What To Check Before You Plan Around This

Call the municipal planning or bylaw department directly and ask three things: is temporary occupancy permitted while building, for how long, and does it require its own permit; and what sanitation standard applies during that period. A five-minute call before committing to live in an RV during construction can save a bylaw complaint — and a forced move — later.
